MAO = (ARV × purchase rule) − rehab − your assignment fee
The 70% rule
A quick underwriting floor: cash buyers and flippers aim to stay at about 70% of ARV once rehab is out. Tighter markets push the rule to 65%; hotter ones stretch to 75%.
Buy box = (ARV × 70%) − rehab
